What's Really Stopping You From Booking an Audit?

Almost every facility manager already suspects they’re wasting energy. So what’s stopping them from booking an audit? It’s almost always one of three fears.

This 'free audit' is just a sales call in disguise

It isn’t. PEC’s audit produces a written deliverable you’ll use whether you hire us or not. Our energy engineers measure your facility, build the report, and hand it over. If the project doesn’t pencil, we’ll tell you. If a competitor can do it better, we’ll say so. Our reputation depends on the report being credible.

I don't have time for this

Total time from you: approximately 2 hours, spread across 2 weeks. A 30-minute intake call, a 90-minute on-site walk with your facility lead, and a 30-minute readout of the finished report. Most facility managers can fit this between scheduled meetings without rearranging their week.

I won't be able to act on the recommendations anyway

The report includes a capital stack proposal showing exactly how the project could be financed; incentive deductions, 0% PEC Capital financing, and On-Bill Funding where available so the project may not require any capex at all. If the math doesn’t work, you’ll know. If it does, you’ll have the documentation to walk into your CFO’s office.

Inside Your Comprehensive Energy Audit Report

Most “free audits” deliver a sales quote. PEC’s audit delivers a written, decision-grade report that documents what your facility is actually using, what it could be using, and exactly what it would take to close the gap. Here’s what’s inside:

Energy use baseline

Details

Documented baseline kWh consumption by zone, fixture count, mounting type, control type, and current power draw. This is the data your utility will require to qualify you for incentive programs.

Lighting & system performance audit

Details

Foot-candle measurements across operational zones, fixture-level efficiency review, and a written list of underperforming systems with priority rankings.

Year-by-year savings forecast

Details

Projected annual energy savings in kWh and dollars across years 1–5, with conservative low/high scenarios.

Prioritized retrofit recommendations

Details

Specific fixture, control, and system recommendations, ranked by ROI. Each recommendation includes scope, cost estimate, and projected payback.

Incentive eligibility estimate

Details

Estimated dollars available from your utility plus state and local programs. Pulled directly from PEC’s in-house Incentives Department.

Capital stack proposal

Details

How the project could be financed, incentive deductions, 0% PEC Capital financing, On-Bill Financing where available; including projected monthly savings vs. monthly payments so you can see if the project is cashflow positive on day one.

Implementation timeline

Details

A realistic project schedule mapped to your operational hours, including utility coordination, fixture procurement, and install sequencing.

Sustainability impact summary

Details

CO₂ reduction estimates, kWh saved, and reporting language suitable for ESG disclosures.

Two Weeks. 2 Hours of Your Time. That's It.

Step 1

30-minute intake call

A short call where we learn your portfolio, your current pain points, your fiscal year planning cycle, and your reporting requirements. You learn what the engagement looks like and what it costs.

Step 2

On-site walk

A PEC energy expert visits your facility with your operations lead. We measure foot-candles, count fixtures, document controls, and identify retrofit opportunities. You walk the floor, that’s it.

Step 3

Analysis & report build

Our engineers, Incentives team, and PEC Capital team build the report behind the scenes.

Step 4

90-minute readout

The full written roadmap is delivered, with a 90-minute executive readout for your leadership team. The deliverable is yours regardless of whether you choose PEC for execution

8,000+ Audits. Real Facilities. Real Savings.

Pressed Juicery: 75% Energy Reduction. $0 Capital.

Pressed Juicery used On-Bill Financing to get ahead of California’s commercial lighting ban without spending a dollar of capex. PEC stacked utility rebates with OBF so the retrofit was funded entirely through their utility bill — turning a regulatory compliance pressure into an operational win and a cashflow-positive month one.

Alaska Airlines: 72% Energy Reduction, $345,971 Annual Savings

Award-winning Sea-Tac hangar retrofit with advanced controls and daylight harvesting. Project structured to deliver immediate operating-expense savings against the financing payment.

West Fraser: 18 Manufacturing Plants, 18M kWh Saved Annually

Multi-site financed rollout across 18 lumber manufacturing plants — coordinated under a single capital structure and a single PEC project manager.

Over the last ten years, we’ve developed a partnership with Pacific Energy Concepts. Having their resources and their team, from design to project management and execution, has been invaluable.” Also: “This facility is an amazing use of new technology and smart fixtures that actually understands how much light is in the building.

Energy Audit FAQs

Is the audit really free?

Yes. There is no cost. There is no obligation. There is no auto-converted contract. PEC offers the audit as a top-of-funnel investment because facilities that see the data tend to move forward when the math is favorable and we’re confident enough in the math to invest the engineering time before you commit to anything.

What if I don't hire PEC for the install?

The report is yours to keep. You can use it to scope the project with another contractor, pursue rebates on your own, or simply file it. We’d rather you walk away with a credible report than feel pressured into a project that isn’t right for you.

How long does the audit process take?

Approximately 2 weeks from intake call to final readout. Total time required from you: about 2 hours, spread across that 2-week window. We work around your schedule.

Who comes on-site for the audit?

A PEC energy expert trained on lighting design, electrical systems, and utility incentive program requirements. They work with your facilities or operations lead during the on-site portion.

What facilities qualify for the audit?

Commercial and industrial facilities; manufacturing, warehouse and distribution, retail, automotive, hospitality, healthcare, multi-family property management, and similar. PEC focuses on facilities with meaningful energy spend; if the project economics won’t work for your facility, we’ll tell you on the intake call before we visit.

What if my facility is in multiple locations?

We routinely audit multi-site portfolios including national retail chains, distribution networks, and multi-state property portfolios. The audit deliverable scales to cover every site, with a unified savings forecast and capital structure.

Do I need to share my utility bills?

Yes, at minimum we require 12 months of utility bills for the facility. They’re essential for building the energy baseline and confirming incentive eligibility. We sign an NDA before any data exchange.

What does PEC's audit cover that a typical contractor's quote does not?

A contractor’s quote tells you what fixtures cost. PEC’s audit tells you what the project will deliver in dollar savings year by year, how to fund it with zero capex, and which incentive programs will pay you back. It is an engineering and finance document, not a price list.

Is there an obligation after the audit?

None. The audit is decoupled from the install decision. You can take the report, the savings projections, and the capital stack proposal and choose to move forward, or not, without any contractual obligation to PEC.

What is the next step after I book?

You’ll receive a confirmation email to schedule a 30-minute intake call. From there we’ll discuss the details necessary for the audit, the on-site walk, and report on your schedule.
